What a Wine Cellar Actually Costs in Washtenaw County | What Really Drives the Number
Nearly every wine cellar company in this market hides pricing behind a contact form, and there is a reason: a number quoted without seeing the room would be invented. Ann Arbor Wine Cellars takes a different approach on this page. Rather than publishing figures that would not survive contact with your basement, we set out precisely what moves a cellar budget, in the order the decisions arise, including the costs that surprise people most often.
What actually drives a wine cellar budget
We do not publish fixed prices, because a cellar quote assembled without seeing the room would be fiction. What we can do is set out honestly what moves the number, in roughly the order the decisions get made, so you can work out where your own project is likely to sit.
1. The envelope you have to build
This is the single largest variable and the least visible. A modern poured concrete basement with a dry slab needs framing, insulation and vapour control and nothing else. A 19th century fieldstone basement in Ypsilanti or Chelsea may need repointing in lime mortar, sub-slab vapour retrofits and foundation work before any cellar-specific construction begins.
2. Whether the room is meant to be seen
Glass is the most expensive square footage in any cellar. A solid-walled room with an insulated door sits at one end. A full glass wall in a thermally broken frame with triple glazing sits at the other, and the frame is usually the more expensive half of that assembly. Glass also raises the cooling load, so it costs twice.
3. How far the heat has to travel
A through-the-wall unit venting into an attached garage is the cheapest cooling install we do. A ducted split with a remote air handler and 60 feet of insulated ducting is the most expensive. The distance between the cellar and somewhere heat can usefully go frequently decides this before you do.
4. Racking material and complexity
Racking spans a factor of several for the same bottle count. Metal peg systems and plain timber sit at one end, all-heart redwood in the middle, figured white oak or stained mahogany millwork at the top. Curved corners, arches and integrated counters are joinery and are priced as joinery.

The costs people do not expect
These are the lines that surprise people, and all of them are cheaper to handle at the start than in the middle.
- Electrical panel capacity. A cellar needs its own dedicated 120V 20 amp circuit with AFCI and GFCI protection. If your panel has two spare breaker spaces this is a simple run. If it is full, a subpanel is added to the scope, and that is licensed electrical work.
- Floor reinforcement. A full 1,000 bottle rack wall introduces roughly 3,000 pounds of static dead load in bottles alone. On a concrete slab this is trivial. On a wood-framed floor over a crawl space it can mean sistering joists or adding a mid-span post before racking goes in.
- Slab moisture remediation. Flooring cannot be specified until the slab has been tested, either by calcium chloride to ASTM F1869 or an in-situ relative humidity probe to ASTM F2170. A slab reading high needs mitigation before any finish is laid.
- Drainage below grade. In the low-lying parts of the county, particularly around Milan and near Whitmore Lake, perimeter drainage and dual sump pumps with battery backup may be needed before cellar work starts at all.
- Long lead items. Doors and made-to-order glazing routinely run six to ten weeks. Ordering these late does not cost more directly, but it holds up commissioning and therefore the whole schedule.
Our quotes are itemised by trade rather than presented as a single figure, so you can see which of these lines apply to your project and which do not. Where a structural engineer is needed we say so during the consultation and give a realistic figure rather than leaving it as an unknown.
We also quote more than one route where a genuine choice exists, for example batt and poly against closed-cell foam, so the trade-off is visible rather than decided for you.

And, equally honestly, where spending more usually does not pay off: exotic stone counters, exotic timber species over good standard ones, oversized cooling capacity, and racking above shoulder height that you will need a ladder to reach. None of those improve how the cellar performs or how much you enjoy using it.

What is the cheapest route to a real wine cellar?
A conversion of an existing basement room in a modern poured concrete basement, with a self-contained cooling unit venting into an attached garage and plain timber or metal racking.
That combination avoids envelope preparation, avoids a long line set run and avoids expensive millwork, and it produces a room that holds 55 degrees perfectly well.
Is a cellar a good investment in home value?
It is generally treated as a finished basement improvement rather than a dollar-for-dollar return, and appraisers here tend to value the finished square footage plus the mechanical systems.
What reliably damages value is a cellar built without a proper vapour barrier, because the damage shows up in the surrounding structure rather than staying in the room.
